What's Included in Construction Cost?
The construction cost estimate covers all major works required to build a habitable structure from ground up:
- Civil / Structural (45%): Foundation, RCC frame (columns, beams, slabs), brickwork, plastering and waterproofing.
- Finishing (25%): Flooring tiles, wall tiles, internal/external paint, doors, windows, grills and false ceiling.
- Electrical (10%): Wiring, conduits, switchboards, distribution board, fans, lights and external metering.
- Plumbing & Sanitary (8%): Water supply lines, drainage, sanitary fittings, overhead tank and sump.
- Misc & Contingency (12%): Contractor overhead, supervision, labour charges for miscellaneous works, and a 10% contingency buffer.
Items not included: land cost, stamp duty, legal fees, boundary wall (unless within built-up area), landscaping, solar panels, generators and furniture.
How Location Affects Construction Costs
Construction costs vary significantly by location due to differences in labour rates, material transport costs, local bylaws and market demand:
- Metro cities (×1.2): Mumbai, Delhi-NCR, Bangalore, Chennai, Hyderabad. Highest labour and material costs, strict building codes.
- Urban / Tier-1 (×1.0): Pune, Ahmedabad, Jaipur, Lucknow. Base reference rate.
- Semi-urban / Tier-2 (×0.85): Tier-2 towns and district headquarters. 10–15% lower than urban.
